What is the difference between residential and commercial loans?

Residential loans (1–4 units) qualify YOU (your income, credit, DTI). Commercial loans (5+ units, retail, office, etc.) qualify the PROPERTY based on its net operating income and debt service coverage ratio. Commercial typically has shorter terms (5–10 years), higher down payments (25%+), and balloon payments.

What is a DSCR loan?

A Debt Service Coverage Ratio loan qualifies a rental property based on its rental income covering the mortgage payment (typically 1.0–1.25x). Your personal income does not need to be verified — perfect for investors with many properties or limited W-2 income.

Can I get an SBA loan for commercial property?
